Repair and Maintenance responsibilities for Condominium Owners is one of the most confusing parts of Condominium Ownership. What is the Corporation’s responsibility? What is Unit Owner responsibility? Owners must be aware of their responsibilities by reviewing the Condominium’s legal documents (often called the Governing Documents). The Corporation’s Declaration will layout the unit boundaries. It is incredibly important that Owners ensure they have adequate insurance coverages. The Corporation insurance policy may NOT cover certain items in your unit and may be subject to a Standard Unit By-law, which is why it is so important that Condominium Owners and their tenants look into their Property Insurance Policy. Determine your responsibilities for maintenance and repairs and confirm the details of the Standard Unit By-law. Once you have confirmed these details, you can reach out to your insurance provider to find the appropriate coverages for you.
